Organize each room or exterior area by source status, trade, access and expected finish.
Sequence the work
Define investigation, qualified trade completion, closure release, restoration and review checkpoints.
Coordinate access and decisions
Separate owner approval, resident entry, building control and change-order authority.
Close out against the list
Record completed boundaries, changes, punch items, exclusions and remaining responsibilities.
When the property needs a closer look
For exterior, water-damage, multi-trade, HOA or managed-property work needing field verification, we recommend the $250 Site Evaluation + Written Bid Package. The fee is credited back if the construction project is approved within 30 days.
Keep the agreement specific
The written proposal should identify the physical work, confirmed repair limits, exclusions, access needs and the handling of concealed conditions. Materials, warranties, timing and payment terms belong in the accepted proposal. No guide or photograph replaces a property-specific review.
