Clear answers before work begins.
The right scope depends on the condition, the access and the surrounding construction. Here are the questions owners commonly need to resolve before approving the work.
Can a tenant approve repair work?
A tenant may report a condition and coordinate entry, but the owner or authorized manager should approve scope and cost unless documented arrangements say otherwise. Record both roles clearly.
Can AWC price a turnover from a punch list?
A useful punch list is a starting point. Recurring cracks, stains, moisture concerns, unsafe conditions and concealed work may require site verification before a complete repair scope can be priced.
When can an open wall be closed?
After the responsible source or trade work, applicable testing or inspection, material decisions and closure authorization are complete. A clean-looking cavity or stopped symptom does not establish every prerequisite.
Does drywall repair include painting the whole room?
Only the written boundary controls. Patch-only, one wall, one ceiling plane and whole-room painting involve different preparation, protection and appearance expectations.
Can several trades work during one turnover?
Yes when prerequisites, access, product decisions and handoffs are sequenced. A compressed vacancy period should not cause finish work to cover unresolved source or safety questions.
When is the $250 evaluation useful?
Vague, multi-trade, water-related, exterior or managed-property work often needs site verification. AWC may recommend the $250 Site Evaluation + Written Bid Package, credited if approved within 30 days.
